Greetings Glen Park! We have now moved solidly into the post Labor Day fall market in San Francisco. Lots of inventory has been popping up along with quite a few “Coming Soon” properties that are not yet viewable to the general public. Other places that I look for indications that inventory is on the rise are also showing signs of more incoming inventory – stagers are booked, inspectors are very busy, lenders are seeing their business picking up (though some of that is refinancing business that is finally coming back). Sellers don’t need to fear that the market is going to be flooded. We have had a dearth of inventory for a long time, but we also had a diminished buyer pool to match the lack of inventory. With interest rates finally falling back down to earth (now closer to mid-to-low 6’s instead of close to 8%), buyers are feeling more confident about being able to make monthly payments for a home they’d like to live in rather than having to compromise on too many of their “want” and “need” to haves.
There are still many ongoing conversations surrounding the NAR (National Association of Realtors) Commissions Settlement and how things are rolling out. On our podcast, The Bay Insider, we have two episodes posted regarding this, and are looking forward to recording the third in the next couple of months or so. I can tell you right now that a lot of the uncertainties are already settling down as we have been working in this new landscape. You’ll notice that for the August there are not very many sales (3 to be exact). That’s the end of the summer for you! With 8 pending properties and 14 active properties, I expect my September post to have quite a bit more data. We are still at very low inventory numbers, so if you’re thinking of selling, the water is warm, jump right in!
